What you need to know abour roof contractors!

1.NO ROOFING LICENSE- If the contractor does not have a certified Florida roofing license they probably don’t know what they are doing or they may be using another Florida contractor’s license. To prevent this problem, make sure the contract matches the name of the contractor

2.NO LIABILITY INSURANCE- When the contractor has no insurance the property is in danger to any construction that goes on; and property insurance does not cover the damages. To prevent this problem, ask for a copy of their insurance accord sheet with property owners information on the certificate

3.NO WORKMAN’S COMPENSATION INSURANCE- Workman’s Comp is extremely expensive and it’s mandatory in Florida but some contractor’s still cheat the system. To prevent this problem, ask for a copy of their insurance with property information on the certificate

4.ILLEGAL WORKERS- Of course people who are illegal are going to work for cheaper but the risk is too dangerous. To prevent this problem, get a copy of the work comp accord sheet. The workman’s comp company should do a check on each employee to verify if they are legal

5.USING SUB-CONTRACTORS- In some cases the owner may pay twice for the work being done if the contractor did not pay their sub-contractor. To prevent this problem, after the work is completed make sure the invoice says paid in full also including all subcontractors

6.NO PERMIT - It is more inexpensive to work without paying for a permit and it alleviates having to meet and wait on inspections. To prevent this problem, make sure there is a permit posted before work is started

7.USING OUT OF TOWN CONTRACTORS- South Florida is the toughest building code in the United States and any contractor that is not accustomed to the codes here will not install the roof properly which will cause problems with the building department. To prevent this problem, verify their local references

8.USING BELOW AVERAGE MATERIALS- There are many different ways of installing a roof and the contractor will offer lower grade materials to save money sometimes. To prevent this problem, ask each contractor what kind of materials they will be applying and make sure it is on the contract.

9.UNSKILLED ROOFERS- If re-roofing there are a number of mistakes that inexperienced laborers will often make that can be visually noticeable….
◦First, wavy lines; this is caused by not setting the correct lines for installation of the roof.
◦Second, the color of cement doesn’t match the tile color; which is from not using the identical mixture of cement and oxide.
◦Third, sloppy cement around the ridge caps; it takes a skilled roofer to make the cement look even and smooth.
◦Fourth, tar stains on roof; this is caused from walking on the new roof with tar on the bottom of their shoes
◦To prevent these problems, look at some pictures or go to prior job sites to validate the work the contractor has done
